Terms and Conditions for Contract and Business of baselrent

We kindly ask that you read our Terms and Conditions of Contract and Business carefully. These Terms and Conditions of Contract are based on the business activities of baselrent.

1. Subject matter of the contract

baselrent provides apartments and various services. We undertake

- To offer you an apartment conforming to your wishes: for the period desired by you, additional two towels,
  bath towels and clean bed linen which baselrent will prepare for you.
- To make this apartment available to you within a from baselrent defined period following payment of the
  agreed total rental charge, 
- To provide additional services as transfers or cleaning services desired by you and agreed individually with
  us. These additional services will be invoiced separately and are not included in the rental charge for the
  apartment.
  For each stay an end cleaning amount of USD 105.00 till USD 150.00 for 2 hours depending the apartement
  size will be charged to the client.

2. Contract

2.1 Conclusion of contract

The contract between you and baselrent shall come into effect upon receipt of your written, telephone, electronic (online) or personal confirmation and following receipt of the total rental charge on our account. From this moment onwards, the rights and obligations from the contract shall be binding for you and baselrent. In the event of you registering additional participants, you shall be responsible for their contractual obligations (in particular payment of the rental charge) in the same way as for your own obligations. The contractual agreements and the Terms and Conditions of Contract and Business shall apply for all participants.

2.2 Animals

As a fundamental rule, animals must not be kept in the apartments. We reserve the right to make deviating agreements.

3. Prices

3.1 Rental charges

Unless otherwise specified, the rental charges for the apartments, excluding additional services, are to be understood as per person, per stay, in USD incl. VAT., according to valid rates.

3.2 Payment

The rental charge shall be payable between the defined period from baselrent, following your written confirmation of our quotation through bank transfer to our account. Failure to comply with this requirement shall result in cancellation of the contract. In such cases, a cancellation fee of at least USD 300.00 shall be levied (subject to the reserve of point 5.3 ff.).

3.3 Price alterations

There are cases in which baselrent is compelled to increase the rental charges indicated for special reasons, such as, for example:

- Alterations in the exchange rate
- State ordered price increases (e.g. value added tax)

4. Liability

4.1 In general

baselrent shall be liable for the correct fulfilment of the apartment arrangements. In the event of agreed services not being provided, we shall reimburse the loss, if baselrent is unable to offer you an equivalently alternative.

4.2 Damage to property

baselrent shall assume no liability for damage or theft caused by the client. These costs will be charged at full
extend to the client.

5. Cancellation/alterations of the rented object

5.1 Notification

If you are unable to take over the apartment booked, you must notify baselrent of this in writing and stating reasons. Authoritative is the receipt of the notification of withdrawal. A cancellation charge of at least USD 300.00 shall be levied (subject to the reserve of point 5.3 ff.).

5.2 Alteration charge

Up until the start of the cancellation periods, we shall charge an administration fee of USD 50.00 per contract for general alterations.

5.3 Cancellation charge

If you cancel the rented object booked, we shall levy a cancellation charge of at least USD 300.00, irrespective of the timing of the cancellation.

5.4 Cancellation costs

In the event of cancellation of the contract by you three months prior to the take-over date, we shall invoice the following percentage costs of the apartment brokered, in addition to the cancellation charge of USD 300.00:

- 90 – 61 days priot to take-over of the apartment 10 %
- 60 – 45 days prior to take-over of the apartment 30%
- 44 – 30 days prior to take-over of the apartment 50 %
- 29 – 15 days prior to take-over of the apartment 80 %
- 14 days prior to take-over of the apartment 100 %

5.5 Partial cancellation

If you cancel a part of your stay, we shall invoice the following percentage costs of the apartment brokered for the days cancelled, in addition to the cancellation charge of USD 300.00:

- 90 – 61 days priot to take-over of the apartment 10 %
- 60 – 45 days prior to take-over of the apartment 30 %
- 44 – 30 days prior to take-over of the apartment 50 %
- 29 – 15 days prior to take-over of the apartment 80 %
- 14 days prior to take-over of the apartment 100 %

5.6 Substitute persons

If you are unable to make use of the apartment booked but are in a position to nominate a substitute person to us, who is prepared to take over the apartment in your place for the same period and at the same conditions, baselrent shall merely levy an alteration charge of USD 50.00.

5.7 You take over the apartment but have to leave prematurely

In the event of you having to leave the apartment prematurely for any reason, you shall not be entitled to any refund of the rental charge by baselrent.

6. Rights and obligations

The person renting the apartment for a specify period, undertakes to comply with the house rules of the rented object. Upon ending of the rental period, the apartment must be returned to baselrent in perfect condition.

6 .1 Beginning of the rental period/ending of the rental period/return of the apartment

The take over of your rented apartment can be, according to the contract, earliest at 12.00h am. The return of your rented apartment has to be done latest at the day of departure, (or another day of a possible departure) according to the contract, until 01.00h pm. Variations has to be discussed ahead with the representatives (baselrent). All clients have to hand over the rented apartment personally with complete accessories and all keys to baselrent. The hand over time must be agreed and fixed with baselrent.

7. Place of jurisdiction

Exclusively Swiss Law shall be applicable for the relation between you and baselrent. Legal proceedings against baselrent can only be initiated in Basle.
